Booking Terms & Conditions

1. Booking Confirmation & Payment

A booking is confirmed once full payment has been received. Payment can be made via bank transfer, Stripe, or Revolut. We will send you a booking confirmation by email within 24 hours of payment receipt.

2. Cancellation & Refund Policy

All bookings are non-refundable. Once a booking is confirmed and payment has been made, no refund will be issued. We understand that plans can change — that is why we offer the option to reschedule (see below).

3. Rebooking & Date Changes

If you are unable to travel on your booked dates due to genuine unforeseen circumstances (e.g. medical emergency, flight cancellation), please contact us as soon as possible. We will do our best to accommodate a date change, subject to availability. Rebooking requests must be made at least 14 days before the original check-in date. Any price difference for the new dates will be charged or credited accordingly.

4. No-Show

If a guest does not arrive on the check-in date without prior notice, this is considered a no-show. The full booking amount remains due and will not be refunded. The apartment will be held for 24 hours from the scheduled check-in time.

5. Payment Disputes & Chargebacks

In the event of an unauthorized chargeback or payment reversal, we reserve the right to pursue the outstanding amount through all available legal channels, including but not limited to: issuing a formal payment demand, initiating European Payment Order proceedings (Regulation EC No 1896/2006), and engaging debt collection services. All associated costs will be borne by the guest.

6. Check-in & Check-out

Self check-in is available from 14:00. Check-out is by 11:00. Early check-in or late check-out may be possible upon request and subject to availability. Please contact your host Konstantina to arrange.

7. House Rules

Guests are expected to treat the apartment with care and respect. No smoking inside the apartment. Pets are welcome upon prior approval (an additional cleaning fee may apply). Excessive noise after 22:00 is not permitted. The guest is responsible for any damage caused during the stay beyond normal wear and tear.

8. Liability

The host is not liable for loss, theft, or damage to personal belongings during the stay. Travel insurance is recommended. The host is also not responsible for any disruptions outside their control, such as power outages, water supply interruptions, or construction noise in the neighbourhood.

9. Governing Law

These terms are governed by the laws of the Republic of Cyprus. For disputes with EU residents, the European Small Claims Procedure or the European Payment Order may apply. By making a booking, the guest confirms that they have read and accepted these terms and conditions.
